At the end of April, German Council Magazine, the magazine for members of the German Council of Shopping Centers, published an article on the 4-RED shopping center refurbishment process. In it, Heike Nagler explains how the company, despite a tense market situation and rising cost pressure, can revitalize a shopping center efficiently and effectively, thus strengthening its long-term market position.
Successful refurbishment requires looking at all the factors that influence the project concept as a whole. This includes analyzing the current situation as well as incorporating long-term goals. The success of a shopping center revitalization project also relies on structured procedures and efficient management processes.

Alexander Prietz, CEO of 4-RED GmbH, spoke to the Frankfurter Allgemeine Zeitung about city center revival through shopping center construction. The lead article of the Real Estate section examines changes in the real estate landscape caused by the advent of new inner city shopping centers.
“New, optimally-located shopping centers have become a boon for cities striving to increase their appeal and breathe new life into the retail landscape. Inner city shopping centers are designed and built with the aim of expanding and reviving the existing retail environment. Networking and integration, versus going it alone, is the name of the game. And selecting a location is at the top of the priority list. A center-city shopping center is not necessarily linked to the city. But that is the point."
“Cities are not always able to offer the right locations,” explains Alexander Prietz, CEO of 4-RED GmbH Real Estate Development, which advises shopping center owners. Old railway facilities or land located far away from the city center is not always suitable. “Shopping centers should at least be adjacent to the city center,” stresses Prietz, an expert in the industry.
Another core aspect is space size. According to Prietz, housing every retail shop in the city inside a shopping center becomes problematic. Smaller properties with 15,000 to 20,000 square meters of retail space with the right tenant mix are more likely to complement, and not replace, existing retail in the city. “Nevertheless, managing that type of center is much more demanding, which keeps many developers from considering projects of this size.”
Prietz is currently helping manage City Center Landshut, an experience center completed in 2003 featuring 50 stores and 21,000 square meters of retail space, including experience dining and a multiplex movie theater. 4-RED’s Matthias Grah has been Center Manager in Landshut since 2005. There, he concentrates on two areas: integrating and increasing the profile of the property. The goal must be to work with local merchants to increase the central nature of the center and draw new purchasing power. In many towns and cities, well-planned shopping centers have managed to bring in additional purchasing power and increase the central nature of the center. The benefits have even spread to merchants located outside the shopping center.”
